Set in the beating-heart of Wine Country, Palmers Lane Homestead is walking distance to most concert venues, many restaurants, cellar doors and even The Vintage Golf Resort. It is less than an hour to Newcastle and two hours to Sydney.
The homestead has been completely renovated. Grand proportions, high ceilings, plenty of natural light and a fresh palette – it is a very easy home to feel comfortable in. The centre of the home is a new shaker-style kitchen with stone tops and stainless appliances.
Adjoining the kitchen is an open plan living space which flows to a huge deck and in-ground pool. A separate Lounge Room and additional large living space provide plenty of flexibility. There is a fully fenced outdoor area at the rear of the Homestead.
Four large bedrooms have built-in robes with the main offering a walk-in robe and ensuite. A new main bathroom, third full bathroom and a laundry complete the picture. The entire home is kept comfortable all year round by reverse-cycle ducted air-conditioning.

Complimentary Wi-Fi is available for guest use and is provided by the property owner. Please use the service responsibly. As the connection is managed by a third-party provider, we cannot guarantee its speed or reliability, and compensation will not be offered in the event of service disruption.
No Party & Noise Policy:
We uphold a strict no-party and low-noise policy as mandated by NSW Short-Term Rental Accommodation legislation and local council regulations. The property is in a residential zone. Excessive noise, parties, or inappropriate behaviour may result in eviction, police involvement, and/or additional charges. We aim to offer a peaceful stay for all guests and our neighbours.
Guest Numbers & Visitors:
Pricing includes up to 17 guests. The number of guests listed on your booking represents the maximum allowed on the property at any time, including visitors.
Visitors may be permitted upon written request and approval. For example, having a couple of family members visit for lunch is generally acceptable; however, hosting large gatherings without approval is not. We are happy to accommodate reasonable requests where possible, in line with house rules and capacity limits.
If additional guests are detected who are not booked or agreed to, you will be charged an extra guest fee, and in some cases, where this is abused, you may be subject to eviction. This is a requirement of the NSW Government Code of Conduct, which has financial penalties for you and the owner if not followed.
Fireplace and Firewood Use:
Indoor fireplaces and outdoor fire pits are available for use between the NSW Easter and September school holidays, aligning with regional fire safety regulations. Guests will be provided with a starter pack of firewood, kindling, and firelighters for the first 1–2 nights. If additional wood is required, we recommend purchasing from a local supplier or bringing your own.
Security Cameras & Noise Monitoring:
For security and compliance, the property is equipped with two external cameras, currently monitoring the driveway and front entrance only.
A noise monitoring device is also installed. Guests must not tamper with or disable this device. Penalties apply for interference, as these systems help us comply with the NSW STR Code of Conduct and maintain a safe environment for all guests.
Guest Registration & ID Verification:
Prior to arrival, all guests must complete an online registration form and provide valid photo identification (e.g., driver’s licence or passport). The lead guest will also need to submit names and contact numbers for all party members to ensure we can reach someone in case of an emergency. This information is securely deleted after your stay. Access to the property will only be granted once guest verification is completed.
Travel Insurance Recommendation:
We highly recommend guests obtain domestic travel insurance to cover unexpected changes or cancellations. This can be especially helpful for issues like event cancellations, illness (including Covid), or other unforeseen disruptions.
