Bracken Ridge Villas is a peaceful country estate nestled on a working vineyard in the heart of the Hunter Valley, NSW. Framed by sweeping views of the Brokenback Mountain Range, the property offers a perfect blend of rural charm and natural beauty. Unwind on your private verandah overlooking the vines, or relax by the tranquil dam where kangaroos, birds, and local wildlife are frequent visitors.
A true destination for all seasons, the estate spans 25 acres of manicured lawns and established Semillon and Shiraz vineyards. Each two-storey loft-style villa is surrounded by private gardens, creating a sense of seclusion and serenity. The villas are fully self-contained with well-equipped kitchens, comfortable living spaces, and quality bed and bath linen provided for your stay. Select villas also feature a romantic spa bath for two. Enjoy the warmth of a cozy log fire in winter or the comfort of air conditioning in summer—an ideal retreat year-round.

The Kingston

This villa includes two private Queen bedrooms—one on the ground floor and one upstairs. Additionally, there is a single bed upstairs and a double sofa bed on the ground floor. It can sleep 5 on furnished beds and 6–7 with the sofa bed.

This villa, with its spiral staircase leading to a Queen bed loft with vineyard views, is perfect for a romantic escape. It features a large spa bath for two and a private Queen bedroom on the main floor.

The main floor includes a Queen bedroom with easy access for wheelchairs and limited mobility. Upstairs, Bedroom 2 has a Queen and a single bed, and Bedroom 3 has a Queen bed and a single bed. This villa can sleep 8 on furnished beds.
The Stables

The ground floor has a Queen bedroom with easy access for wheelchairs and limited mobility. The upstairs loft has 3 single beds on an open landing. Bedroom 2 features a King-sized bed that can be converted into 2 King singles, and Bedroom 3 has a Queen bed and a single bed. This villa can sleep 10 on furnished beds and up to 12 with trundles.
How We Price
The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.
Please Note
This is a rural property which runs on tank water. Whilst the water is filtered for cooking and bathing, some guests may prefer to bring bottled water for drinking purposes.
Security Deposit
This property requires a $1000 refundable security deposit due no later than 5 days prior to arrival. The value of the bond will be added to the total at the time of booking.
Arrival Details
Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.
Linen
1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO.
Guest Amenities
We are Eco-Friendly — to help reduce wastage, we supply a single bottle of 3-in-1 shampoo/conditioner/body wash in all showers. Guests are advised to bring their own preferred bathroom products.
Fires and Firewood
Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW fire restrictions. We will normally supply enough firewood, kindling, and fire-starters for 1–2 nights. Additional firewood is BYO and can be purchased locally.
No Party Policy
All reservations operate under a strict No-Party & Non-Excessive Noise Policy in accordance with NSW legislation and local council laws.
Extra Guests / Visitors
The number of people nominated on your booking is the maximum number of people allowed on the property at any one time, including visitors. Visitors must be approved in writing. Reasonable requests (e.g. a small BBQ visit) may be approved, but larger gatherings are not permitted.
Cameras and Noise Monitoring
There are no external security cameras at this location presently, however the owner reserves the right to install them at any time in accordance with local regulations. A noise monitoring device is installed. Guests must not disconnect, remove, or damage this device.
Guest Registration / ID Check
All guests are required to complete an electronic guest registration prior to arrival, including photo ID. The primary booker must provide guest names and contact numbers. Access codes are only released to registered and verified guests.
Critical Update
Due to an increase in fraudulent bookings, bookings made within 5 days of arrival may require verification of a valid credit card matching the booking name. Failure to provide matching documentation may result in cancellation and refund.
Insurance
Travel insurance is strongly recommended to cover unexpected events such as cancellations, illness, or emergencies.
